Permission for 3 more dwellings than allocation

The project

One of our landowner clients approached us regarding a site in the AONB which had an allocation for five dwellings. However, the market in Lambourn was dictating a need for smaller dwellings that would be more ‘affordable’. We worked with the client and architect to prepare an application for eight, smaller dwellings. Our case was predicated on demonstrating a need, along with considering the impact on the landscape.

A robust Planning Statement was prepared, and the application was approved by officers under delegated powers.

We recommended a solicitor to the client and worked closely with them to achieve the Section 106 Agreement which secured a financial contribution towards affordable housing rather than on-site provision.
