No pre-commencement conditions

Covid diversification

The project

We were asked by a pub landlord from a village near Salisbury to help him create a beer garden to support his business. Covid had hit the pub hard, and in the absence of a beer garden, the hospitality business was at further risk.

The piece of land identified for the beer garden was dissected from the pub by a road, and was located in a Conservation Area. We addressed these technical issues, and prepared a robust strategy which resulted in a swift approval. We were proactive in discussing potential pre-commencement conditions with the Planning Officer in advance of the decision, so that the change of use could commence immediately. This ensured that the business would benefit from the trade in the summer months without having to discharge conditions and wait until the autumn where trade would be reduced.
